An existing relationship, a new role

Darren and Jake explain that they had known each other since college and had already worked together through lending and rental partnerships. Darren’s next step was to own and manage a flip himself.

The interruption to live poker during COVID helped motivate him to look for supplemental income. He describes taking the course and working with a contractor he already knew and trusted. For this project, he used his own money.

The numbers were familiar. The calls were new.

Darren was comfortable with spreadsheets and deal analysis. Calling an agent, making an offer, and checking that he had handled the steps correctly felt less familiar.

He describes reaching out to Jake about the property, inspections, and decisions along the way. Finding a property also took persistence: he says he had been outbid on earlier offers before acquiring this house in New Jersey.

Coordinating a project while traveling

The interview takes place while Darren is away for a tournament and his contractor is working on the property. He and Jake discuss renovation progress and the potential resale.

Those resale and profit figures were projections at the time of the conversation. The milestone captured here is Darren’s move from lending to owning an active renovation, with a team working on the ground while he continued his existing career.
