When it is your money, or your credit, or your cash-out refi, or your partner's cash, you only do as many deals as you can pay for. That is not a strategy. It is a ceiling.

It does not care how good you are. It caps a first-timer at zero and it caps a full-time operator at whatever their capital allows. Same wall. Different height.

So if you have been telling yourself you are behind, or not disciplined enough, or that you should have figured this out by now, take that off yourself. You were not lazy. You were structuring your funding wrong.

A house with no numbers attached is not a deal. It is a wish.

You are not applying for a loan.
You are being interviewed.

  • What is your exit strategy?
  • What are your carrying costs?
  • What happens if it sits ninety days?
  • Who is your contractor, and who is your backup?

When you cannot answer those, the lender is not thinking you are a bad person. He is thinking you are going to lose his money.

This is not a personality problem. It is a preparation problem, and preparation can be taught in about a week.

Gap funders and private money guys, the people who write the check your hard money lender will not, are not on a website and are not answering cold emails. Most of them do not want to be on a list at all, because the moment they are, their phone becomes an ATM with a line out the front.

So they stay quiet. They sit in rooms where prepared people are, and they pick. They hunt their borrowers. They do not get hunted.

The money is not hidden from you. It is guarded. And the gate is not your credit or your experience. The gate is whether you show up looking like somebody worth funding.

Do you lend me the money?

No. We are not a lender and we do not fund deals. We teach you how to structure funding, how to make a deal fundable, and we put you in a room where lenders and gap funders are. Every lending decision is theirs, not ours.

Is this more than a course?

Yes. The training is the foundation. You also get accountability coaching, the Discord community, and member resources, so there are people to work through the process with.

Where do I access the lessons?

On Kajabi. Enrolled members keep using their existing Kajabi access. Discord is where the community lives.

How do lender connections work?

Members use the lender directory and community conversations to start discussions about their projects. Every lender makes their own decisions. A connection is not a commitment to fund, and every member is responsible for their own due diligence.

What happens on a call?

We talk about your experience, what you are working toward, and whether this is a fit. Booking opens a live scheduler. A conversation is not an approval for funding or a promise of results.

I have already done deals. Is this too basic?

Depends what you are stuck on. If your deal flow is fine and your capital stack is the ceiling, that is exactly what this addresses. If you want to find out before you spend anything, get the Black Book and judge it yourself.

Do I need good credit?

It helps in places and it is not the gate. The gate is whether your deal holds up and whether you can answer a lender's questions. We cover both.
