I provide HML for fix and flips with up to 95% LTC (based on experience), 12-month terms, and 10-12% interest rates. I also offer BRRR, DSCR, and ground-up construction loans. Additionally, I provide transactional funding exclusively for wholesalers, including wholesale EMD and double closings, with EMD funding up to $100K. However, I do not offer EMD lending for fix and flips or buy and holds, nor do I provide gap funding.
For wholesale EMD, a non-refundable upfront deposit of 5% (minimum $250) is required. If the deal closes, this deposit will be credited toward the fees. My tiered fee structure is as follows:
$0-$5K: $1,500
$5,001-$15K: $3,000
$15,001-$25K: $6,000
$25,001 and above: Please inquire
